1. Ownership of Site content
Unless otherwise indicated, all content published on the Site — including articles, guides, text, headlines, worked examples, graphics, page designs, logos, and the selection and arrangement of content — is the property of Polaris Nexus LLC or its licensors and is protected by United States and international copyright laws. You are welcome to: read, view, and print Site content for your own personal, non-commercial use; share links to Site pages; and quote brief excerpts of our content for commentary, education, or review, provided you include clear attribution to howtobuy.house and, online, a link to the original page.
3. What you may not do without permission
Without our prior written permission, you may not: republish, reproduce, or redistribute Site content in whole or in substantial part on any other website, publication, or platform; use Site content for commercial purposes; create derivative works based on our content; scrape, harvest, or mass-download Site content, including for training datasets or automated republication; remove or alter copyright notices or attribution; or frame or mirror any part of the Site. 4. Third-party names and references
The Site references government agencies, loan programs, companies, and trademarks (for example, HUD, FHA, VA, USDA, Fannie Mae, Freddie Mac, and others) for identification and educational purposes only. Those names and marks belong to their respective owners, and their mention does not imply any affiliation, sponsorship, or endorsement. Where the Site cites third-party data or publications, those materials remain the property of their respective owners.
5. Respect for the rights of others
We respect the intellectual property rights of others and expect the same of our visitors. Our content is created and edited by or for Polaris Nexus LLC; where we rely on third-party sources, we cite them. If you believe any material on the Site infringes a copyright you own or control, we want to know, and we will respond promptly under the Digital Millennium Copyright Act (DMCA), 17 U.S.C. § 512.
6. DMCA takedown notices
To submit a copyright infringement notice, send a written notification to our designated contact below including all of the following, as required by 17 U.S.C. § 512(c)(3):
(a) a physical or electronic signature of the copyright owner or a person authorized to act on their behalf; (b) identification of the copyrighted work claimed to have been infringed; (c) identification of the material claimed to be infringing, with information reasonably sufficient to permit us to locate it (a URL is best); (d) your contact information — name, address, telephone number, and email address; (e) a statement that you have a good-faith belief that the use of the material is not authorized by the copyright owner, its agent, or the law; and (f) a statement, made under penalty of perjury, that the information in the notification is accurate and that you are the copyright owner or authorized to act on their behalf.
DMCA notices should be sent to:

Email: info@polarisnexus.llc (subject line: “DMCA Notice”)
Upon receiving a valid notice, we will review it and, where appropriate, remove or disable access to the material in question. Please note that under 17 U.S.C. § 512(f), anyone who knowingly materially misrepresents that material is infringing may be liable for damages, so make sure your claim is accurate before submitting.
7. Counter-notices
If material you posted or are responsible for was removed due to a DMCA notice and you believe the removal was a mistake or misidentification, you may submit a written counter-notice to the same contact, including: your physical or electronic signature; identification of the removed material and its prior location; a statement under penalty of perjury that you have a good-faith belief the material was removed as a result of mistake or misidentification; your name, address, and telephone number; and a statement consenting to the jurisdiction of the federal district court for your address (or, if outside the United States, for any judicial district in which we may be found) and that you will accept service of process from the person who filed the original notice.
8. Enforcement
We monitor for unauthorized republication of our content and may pursue available remedies — including takedown requests to hosts and search engines and legal action where warranted — against infringing uses. If you spot our content copied elsewhere without attribution, we appreciate a heads-up at the email above.
